GREEN BAY, WI (WTAQ-WLUK) — A new luxury apartment complex is opening soon in downtown Green Bay.
After just over a year of construction work, the NOVA Apartments located on N. Adams Street are nearing completion. Many of the units are just about ready, while work on common spaces continues.
The complex says it will help fill a housing void in the busy downtown area, with plenty of unique amenities for renters to enjoy.
“A nice, massive pool deck, golf simulator, fitness center, yoga studio, community room. We have a pet grooming spa. We even have a spa room with two saunas in it,” NOVA Senior Property Manager Cora Bilitz said.
The 269-unit complex has studio apartments starting at $1,395. It also has one, two and three-bedroom units and even a few penthouses.
Along with the amenities, Bilitz said being in walking distance from various restaurants, bars and stores is a big draw for future residents.
“What we have is definitely something that not a lot of other apartment buildings have to offer to their residents, so we’re looking to really create that lifestyle for all of our residents here,” Bilitz said.
The eight-story building adds housing to an area seeing more and more people. Since 2020, Brown County’s population has increased by about 7,000, according to the latest U.S. Census data from 2025.
NOVA’s central location in downtown Green Bay makes this apartment stand out. One nearby business hopes the new complex will bring in more foot traffic.
“You have an apartment complex with 200 or so units in it. That’s people who either live and shop here or talk about us. So, it’s a win either way for us,” Lion’s Mouth Bookstore & Cafe Owner Amy Mazzariello said.
The building takes the place of what was once just a parking lot. Mazzariello has been watching NOVA rise from the ground up and said once the apartment complex opens, it will add life not only to her store, but to the entire area.
“We’re also excited for the idea of there being more businesses, other retail spaces and restaurants and things like that for people to enjoy,” Mazzariello said.
NOVA Apartments are set to begin leasing in early July.
