ASHWAUBENON, WI (WTAQ-WLUK) — Plans are in the works to create a new senior community on prime riverfront property in Ashwaubenon, just north of Highway 172.
The development will include one specialty component that has seen exploding demand in the Fox Valley.
On the western edge of the Fox River, at 460 Marina Lane, 170 new senior living units are planned between a five-story apartment building, six townhomes, and a 44-bed memory care community based residential facility.
“The whole idea is to create a lifestyle for people that have the memory care problems, for their families as they visit and it just works so well the template she has,” said Ted Hunt, owner and president of GreenWin Development Group LLC while talking about the memory care services Jessica Schmidt offers as owner of Silverstone Memory Care.
GreenWin Development Group is teaming with Silverstone Memory Care on the Ashwaubenon project and another in the Fox Valley, based on the success Silverstone has experienced since opening its original Grand Chute facility during the pandemic.
“We’re turning four to six people away every week who are looking for memory care for a loved one,” said Schmidt, the owner of Silverstone Memory Care. “Those are customers we’ll likely never see again, because when a family is dealing with someone with Dementia or who has Alzheimer’s Disease the need is typically very immediate.”
Schmidt says the current 44-bed facility in Grand Chute has a waiting list. Silverstone is adding 32 more beds to that location, along with another 42-bed facility a few miles away.
“In speaking with an appraiser, who of course is very neutral and unbiased, he literally said to me, “look you could open five facilities tomorrow and have them full,” said Schmidt.
Ashwaubenon is seeing similar demand with senior living developments.
“Demand is very high,” said Aaron Schuette, Ashwaubenon Community Development Director. “Berkshire Ashwaubenon is filled. The Promenade, my understanding is they have a pretty good list of pre applicants even though it’s not built yet.”
The hope is to start construction on the townhomes and memory care facility in October and be complete by October of 2025.
Construction on the apartments would begin next April and be done by October 2026.
The senior living apartments will be for ages 55 and older. Early rent ranges are likely to be between $1,500 and $3,000 a month, according to Hunt.
The memory care unit rates are between $8,000 and $10,000 a month, according to Schmidt.
