HOWARD, WI (WTAQ-WLUK) – The Howard Village Board approved Monday a revised proposal to rezone the former AMS/UnitedHealthGroup headquarters.
T-Wall Enterprises submitted revised plans to the village in January. It includes tearing down the former United Health Group headquarters located at 3100 AMS Blvd.
The developer has proposed building apartments, commercial buildings and townhomes in its place on the 50-acre site. T. Wall bought the property for $4.5 million last year.
Jake Bunz of T. Wall told FOX 11 in an email in January:
Instead of keeping the office building and converting it, after a lengthy architect’s and engineer’s and contractor’s studies and cost analysis, we’ve decided to raze the office tower due to the high cost of conversion combined with the high cost of building an enclosed parking facility, it’s less expensive to raze the building and build based upon a new plan with a series of buildings around a central court yard and amenity space that includes a pool and club house with a fitness center and golf simulator inside.
Built in the 1990s, the building once housed more than 1,000 employees. As more of its employees starting working from home due to the COVID-19 pandemic, the health insurance company decided to downsize, which left the more than 300,000-square-foot office building vacant.
Board Trustee Cathy Hughes said an opportunity like this will be good for those who may need to downsize.
“As the housing changes for people that realize they can’t physically take care of a home, or they need to have a different home, or as the trend goes more people are wanting an apartment. They don’t want the responsibility of a home. This is an excellent project.”
The project is expected to be complete in 10 to 20 years.
